the open front door.

Outside, Beatrice was protesting loudly enough that I could hear fragments about injustice, manipulation, and family property.

None of those phrases changed the deed.

Julian looked at Richard.

“This can't be legal.”

“It is.”

“You can't just buy someone's loan.”

“Loans are assigned every day.”

“But she's my wife.”

Richard's expression remained neutral.

“Marriage doesn't prohibit a lawful creditor desperate.”

“Yes.”

“You knew I couldn't pay.”

“Yes.”

“And instead of helping me, you bought the debt.”

“I did help you.”

He laughed once, without humor.

“This is helping?”

“The bank was preparing to enforce its rights.”

“So you bought those rights for yourself.”

“Correct.”

His fingers tightened around the document.

I could almost see him remembering our conversation in my office.

His urgency.

His insistence that I act immediately.

His gratitude when I agreed.

He had believed he was taking advantage of my loyalty.

That assumption had been the foundation of his mistake.

“How long have you been planning this?”

I glanced at Elena.

She was now holding her arms across Julian's oversized T-shirt, visibly wishing she were anywhere else.

“Long enough.”

Julian's eyes narrowed.

“You knew.”

I said nothing.

“About Elena.”

Still nothing.

His certainty weakened.

“How long?”

“Six months.”

Elena stared at me.

“You knew for six months?”

“Yes.”

“Why didn't you confront us?”

“Because I wasn't interested in hearing the first lie either of you could invent.”

Julian stepped toward me.

One deputy immediately shifted position.

He stopped.

“Who told you?”

I unlocked my phone.

The photographs were stored in a folder I had not opened in weeks.

I showed him the first.

A restaurant downtown.

His palm resting against Elena's lower back.

Another.

The hotel.

Another.

Elena getting into his car.

Another.

Their kiss outside her apartment.

Julian's face hardened with every image.

“Who took these?”

“Does that change what they show?”

“I asked who took them.”

“And I decided it doesn't matter.”

Elena looked at him.

“You told me she had no idea.”

He ignored her.

“You had me followed.”

“I verified information.”

“That's insane.”

“So was giving one hundred fifty thousand dollars to a husband secretly preparing to leave me.”

He flinched.

Elena turned sharply.

“Preparing?”

Julian looked at her.

“Don't.”

She stepped toward him.

“You told me you decided yesterday.”

Nobody spoke.

Her face changed.

“You already had an attorney.”

Julian rubbed his forehead.

“Elena, this is complicated.”

“No. You told me you finally made the decision after the loan was solved.”

He looked toward the deputies as though their presence prevented him from speaking freely.

I understood.

The affair had not been the entire deception.

Julian had been managing Elena too.

Richard took the debt assignment from Julian and returned it to his folder.

“There is another issue.”

Julian stared at him.

“What now?”

“The loan is presently due under its terms.”

“You said the payment had been handled.”

“The bank received consideration for assigning the note.”

“That means it was paid.”

“It means the bank was paid.”

Richard paused.

“You were not released.”

Julian's face drained again.

“How long?”

“Thirty days.”

“For what?”

“To satisfy the balance.”

“One hundred fifty thousand?”

“Yes.”

Julian laughed.

This time it sounded almost frantic.

“I don't have one hundred fifty thousand dollars.”

“I know,” I said.

He looked at me.

“You know?”

“I've seen enough of your company records to know.”

Something flashed across his face.

Fear.

Not anger.

Fear.

That interested Richard too.

Julian recovered quickly.

“You have no right to my company records.”

“I have every right to review information connected to an obligation I purchased.”

“Not internal accounts.”

Richard intervened.

“Some records were provided during due diligence by the original lender.”

Julian looked from Richard to me.

“What exactly have you seen?”

I did not answer immediately.

Because three months earlier, after the photographs of Elena arrived, I had commissioned a forensic review.

At first, I expected to discover evidence of ordinary financial irresponsibility.

Instead, the numbers behaved strangely.

Payments moved between accounts without business explanations.

Revenue vanished.

Personal expenses appeared under project codes.

Money flowed toward addresses and entities that did not belong to Carter Construction.

And one recipient appeared repeatedly.

Elena Brooks.

I looked at her.

She noticed.

“What?”

“Nothing yet.”

Julian stepped between us.

“Leave her out of this.”

Elena stared at him.

“Why?”

“Because this has nothing to do with you.”

I almost laughed.

Richard checked his watch.

“The deputies need to finish here.”

Julian looked around the house.

His confidence had disappeared.

“Where am I supposed to go?”

“You arranged a hotel for me,” I said. “Perhaps the reservation can be transferred.”

His expression became vicious.

“You're enjoying this.”

“No.”

And I meant it.

There was no pleasure in watching seven years of marriage rot in daylight.

Vindication was cleaner in imagination.

In reality, it smelled like coffee, rain, cardboard, and another woman's perfume lingering in my hallway.

“I would have preferred never needing any of this.”

Julian stared at me.

“Then cancel the debt.”

“No.”

“Vivian.”

“No.”

“We're still married.”

“You filed for divorce.”

“I can withdraw it.”

Elena made a small sound.

Julian ignored her.

“I made a mistake.”

“You made several.”

“I was angry.”

“You filed legal documents.”

“We can fix this.”

I looked at him for a long moment.

There had been years when those words would have worked.

We can fix this.

Usually they meant I would fix something.

His debts.

His family emergencies.

His damaged relationships.

His failed deals.

His embarrassment.

Julian had spent seven years confusing my competence with an endless willingness to rescue him.

“I don't want to fix it.”

His face tightened.

“You don't mean that.”

“I do.”

He searched my expression as if looking for the woman he remembered.

She was still there.

That was the painful part.

I had loved him.

Some part of me still remembered how.

But love was not enough to make facts disappear.

The deputies escorted him upstairs to collect essential belongings.

Elena remained near the kitchen.

For several minutes neither of us spoke.

Finally she said, “He told me you didn't love him.”

I looked at her.

“He told me you cared more about money than him.”

I folded my robe over the back of a chair.

“What else?”

“That you controlled everything.”

“Did that seem consistent with what you saw?”

She hesitated.

“I didn't know what to think.”

“You knew he was married.”

Her eyes lowered.

“Yes.”

“Then whatever he told you about me, you knew that.”

She nodded.

I did not need to punish her with a speech.

She had made her choice.

So had I.

When Julian returned downstairs, he carried a suitcase.

He stopped beside Elena.

“Come on.”

She did not move.

“Elena.”

She looked at him.

“Did you really file before she paid the bank?”

His silence answered.

“You told me you weren't sure until yesterday evening.”

“It doesn't matter.”

“It matters to me.”

“Elena, we can discuss this outside.”

She shook her head.

“You lied.”

Julian's patience snapped.

“Everyone lies.”

I looked toward Richard.

He raised one eyebrow.

Elena's expression hardened.

“No. You lie.”

She picked up her purse.

“I'll find my own ride.”

She walked out without him.

Julian stared after her.

Then turned toward me.

“This is what you wanted.”

“No.”

“You wanted to humiliate me.”

“I wanted to understand you.”

“And now?”

“Now I do.”

He left.

The deputy closed the door behind him.

For the first time that morning, the house became quiet.

I stood among the boxes.

Richard entered the kitchen.

“Are you all right?”

“No.”

He waited.

I appreciated that.

People often asked whether you were all right because they wanted permission to stop worrying.

Richard asked because he could tolerate the real answer.

“I will be.”

He nodded.

Then his expression changed.

“There is something else.”

I looked at him.

“About the debt?”

“About Julian's company.”

I already knew what he meant.

“The audit.”

“Yes.”

We went upstairs.

Julian's office was exactly as he had left it.

Dark wood desk.

Leather chair.

Crystal decanter.

Photographs of Julian shaking hands with developers, politicians, bankers, and men whose names he liked mentioning at dinner.

He called the room his command center.

I had privately considered it a museum dedicated to his opinion of himself.

I opened the bottom drawer.

The black folder remained where I had placed it.

Richard took it to the desk.

The forensic audit was thick.

Hundreds of transactions.

Missing revenue.

Payments to shell entities.

Personal expenses charged against business projects.

Transfers that appeared designed to hide their final destination.

I turned to the section marked with Elena's name.

Eighteen thousand seven hundred dollars over eleven months.

Rent.

Car payments.

Credit cards.

Travel.

Some of it disguised as consulting fees.

Some of it barely disguised at all.

Richard removed his glasses.

“This is worse than we expected.”

“Yes.”

“Have you sent the complete file to investigators?”

“Not yet.”

“You may not need to.”

I looked at him.

“What does that mean?”

“The bank's compliance department was already reviewing several transfers.”

My stomach tightened.

“Before I bought the debt?”

“Yes.”

“Why didn't you tell me?”

“Because we didn't know whether it was routine.”

“And now?”

“Now it isn't.”

My phone rang.

Unknown number.

Richard and I exchanged a glance.

I answered.

“Vivian Carter?”

“Yes.”

“This is Detective Samuel Ortiz, Financial Crimes Division.”

The room seemed to narrow around me.

He explained that his office had received information regarding suspected misconduct connected to Carter Construction.

He wanted to speak with me.

I told him I would cooperate.

Then he said they had traced questionable transfers through accounts associated with Julian.

My husband.

The man who, less than forty-eight hours earlier, had begged me to rescue his company.

I looked at the forensic audit.

“How much evidence do you have?”

“Enough to continue investigating.”

“Does Julian know?”

“Not from us.”

After the call ended, Richard remained silent.

I walked to the window.

Julian's car was gone.

So were his parents.

The driveway looked ordinary again.

But the morning had changed the shape of everything.

The affair was no longer the worst thing Julian had hidden.

And the debt was no longer merely leverage in a divorce.

I looked back at the black folder.

One question now mattered more than any other.

If Julian had been willing to use his own company to finance a secret life, what else had he been willing to do?

Click here to continue reading: PART 4: A Forensic Audit Exposed the Woman in My Robe, but the Most Dangerous Secret
