to the investigation.

Patricia distributed copies.

The first document was dated almost seven months earlier.

Lakeview Holdings had approached Meridian claiming it controlled a potential acquisition pathway for my parcel.

I looked at Thomas.

“What does that mean?”

“It means they represented that they had relationships capable of delivering the land.”

“Relationships?”

“They did not initially identify the owner.”

Samuel turned a page.

Three months later, the language changed.

Lakeview stated that the “family ownership issue” was nearly resolved.

I stared at the sentence.

Family ownership issue.

That was me.

Not Dorothy.

Not Mrs. Hayes.

Not homeowner.

Issue.

Julia spoke carefully.

“We understood there was an elderly owner whose adult son supported a sale.”

I looked at her.

“Who told you that?”

“Bruce Carter.”

Mark.

My son had become part of the sales pitch.

“Did Bruce say Mark owned anything?”

“No.”

“Then why did Mark matter?”

“Bruce represented that family support would make execution straightforward.”

I thought of the pocket call.

You just have to look worried when we talk to her.

My own child's concern had been packaged as transaction leverage.

“Keep going,” I said.

Patricia turned to the option agreement.

Meridian had paid one hundred fifty thousand dollars to Lakeview Holdings for an exclusive negotiating window.

Not ownership.

Not purchase.

Time.

Time during which Lakeview promised to deliver enforceable rights to my property.

The deadline was December 15.

Exactly as the note said.

“What happens if they fail?” I asked.

Thomas answered.

“The payment becomes repayable under certain conditions.”

“Certain?”

“If the failure results from inability to secure authority they represented as obtainable, yes.”

“How much?”

“One hundred fifty thousand, plus contractual penalties.”

“How much total?”

Patricia answered.

“Potentially two hundred twenty-five thousand.”

Now I understood Alicia's urgency.

If the scheme collapsed, Lakeview could owe more than the advance it had received.

That explained desperation.

But not the full profit.

I pointed to the projected resale figure.

“Why would my land be worth over a million to you?”

Thomas glanced at Julia.

She pulled out a site map.

“Your property is not valuable only because of acreage.”

Samuel had already explained access, but this map showed more.

The proposed resort was divided by marshland, drainage restrictions and two protected wetland areas.

My parcel contained one of the few practical corridors connecting the main road to the planned marina.

Without that corridor, Meridian would need to build a longer access road around three other properties and replace a small bridge.

“How much would that cost?”

Julia answered.

“Current estimate, between four and six million.”

I stared at her.

“So paying me one point two million would save you millions.”

“Yes.”

That was the first time I understood the negotiation from their side.

My property was not magically valuable.

It was strategically valuable.

A piece on a board.

Thomas said, “We were prepared to increase our offer after January because updated engineering made the corridor more important.”

“By how much?”

Patricia glanced at him.

He answered anyway.

“Preliminary internal range was one point five to one point eight.”

Samuel gave him a sharp look.

Thomas raised both hands.

“She asked.”

I nearly smiled.

Then I saw another line in the contract.

Additional conveyance: shoreline recreational easement.

“What is that?”

Julia looked uncomfortable.

“It would allow Meridian long-term access to a section of shoreline.”

“Which section?”

She pointed.

The old dock.

Raymond's dock.

The place where Mark learned to swim.

Where Raymond proposed renewing our vows after forty years.

Where I had scattered a small portion of his ashes despite knowing it probably violated some county ordinance.

“They promised you that too?”

“Yes.”

“Lakeview doesn't own it.”

“We believed they expected to secure it.”

My anger became strangely calm.

The people behind Lakeview had not merely priced my house.

They had divided my memories into transaction components.

Access corridor.

Shoreline easement.

Seller transition expense.

Everything had a line.

Everything except consent.

Samuel turned several more pages.

Then stopped.

“Dorothy.”

His tone made me look.

There was a letter attached to the agreement.

Supposedly from Mark.

My son.

It stated that he supported relocating me to assisted living due to “declining judgment and increased vulnerability.”

My chest tightened.

“He wrote this?”

Karen read it.

“Don't assume.”

The signature looked like Mark's.

I knew because I had signed birthday cards beside his name for decades.

Thomas said, “We were told this was provided voluntarily.”

Samuel called Mark from the room.

He answered on the first ring.

“Mom?”

“Did you ever write a letter saying my judgment was declining?”

“What?”

Samuel took the phone.

“Mark, it.

“I never wrote that.”

“Did you sign anything concerning your mother's capacity?”

“No.”

“Any letter supporting assisted had become unreadable.

“You didn't know?”

“No.”

Thomas continued.

“Mr. Dalton described Lakeview as a local acquisition group familiar about Raymond.

Alicia introducing him under a false explanation.

They had been gathering information in my son's home while I carried pie plates to the table.

I looked at Karen.

“How long before Christmas did Daniel introduce them?”

She checked the date.

“Eleven days.”

Before that dinner.

So Daniel's appearance there had not started the plan.

He had already been part of it.

The dinner was reconnaissance.

The thought made me cold.

Thomas turned to another exhibit.

“We should also show you this.”

A photograph.

My house from the lake side.

Taken with a telephoto lens.

Another showed the
